1. Amendments

These Terms & Conditions may be updated from time to time. 

2. Booking Deposit

A non-refundable booking deposit is required to secure your reservation.

This deposit is payable at the time of booking and will be deducted from the total rental cost.  In the event of cancellation by the guest, this deposit is non-refundable under all circumstances.

3. Security Deposit

A security deposit of €1,500 (or equivalent in GBP) is required. This must be paid by bank transfer to the owner no later than one month prior to arrival.  The deposit will be refunded within two weeks of departure, subject to a satisfactory property inspection.

4. Arrival & Departure

Check-in time: from 5:00 PM

Check-out time: by 10:00 AM

5. Utilities & Services

Energy costs: Included

Heating: Included

Pool heating: Included (subject to weather conditions and external temperatures)

End-of-stay cleaning: Included

Guests are expected to leave the property in a clean and tidy condition, similar to how it was found on arrival. Any additional cleaning, laundry, maintenance, or waste disposal required may be deducted from the security deposit.

6. Linen & Towels

Bed linen, bath towels, and pool towels are provided.

7. Swimming Pool

The pool is typically open from May to the end of September.  Opening dates may vary depending on weather conditions and maintenance requirements.  Please note that water temperature is weather-dependent, even when heating is provided.

8. Occupancy & Stay Duration

Minimum stay: 7 nights

Standard changeover day: Saturday.  Alternative arrival/departure days and shorter stays may be available upon request

9. Occupancy Conditions

For bookings at the reduced occupancy rate (10-person rate), beds on the second floor will not be prepared or available for use.

10. Pets

Pets are not permitted unless prior permission is granted.

11. Smoking Policy

Smoking is strictly prohibited inside the property. It is permitted outdoors only.

12. Events & Parties

Stag/hen groups, and other events are strictly prohibited.

13. Noise Policy

The property is located in a rural area where sound travels easily.  Guests are asked to respect neighbours by keeping noise to a minimum, particularly after 10:00 PM. Loud music and gatherings are not permitted.

14. Insurance

Guests are required to hold valid travel insurance covering:

Cancellations

Loss or damage to personal belongings

Personal liability

Accidental damage during the stay

15. Additional Amenities

Cots and highchairs are available upon request with advance notice.

16. Owner Presence

The owners reside discreetly on-site in a separate cottage adjoining the sports hall. They are available if needed but will respect guests’ privacy at all times.
